USAGE HISTORY

Once there was a food industry activity in the area, the Miskolc Meat Industry Company was located here. After the completion of the previous activity, the vast majority of the buildings here were demolished. The entire area is fenced, the old fence is still in relatively good condition, although in some parts it may be necessary to replace the concrete elements. Over time, the gatehouse was damaged, and part of it was demolished. In the course of later use, it is also worth considering the “retro” utilization of the remaining parts.

ACCESSIBILITY

It can be approached by turning off the M30 highway at the exit called Felzsőzsolca,  it’s 3 km away from the motorway. Within 2 h drive to Budapest, Debrecen, Kassa and Oradea. There is a bus stop in front of the site. Industrial railway track in the heyday.

  • Two fully functional firewater reservoirs, meeting past regulations, are present between old plant equipment and buildings.
  • Two oil and grease separators, requiring replacement and repairs, can be utilized in their original function.
  • A natural gas reception room in the rear area needs remodeling to meet current standards during later development. Approximately 300 meters from the area, there is practically an unlimited amount of gas available from the main gas pipeline.
  • The old electrical network necessitates a complete overhaul. According to the utility service provider, they can provide electricity on-site in the range of 10-300 kV.
  • Lamp posts along the road provide illumination, with visible wire trenches.
  • Electrical experts note the presence of newly installed network elements, allowing disconnection from multiple points for the entire area or in parts.
  • The plant's operation included the use of a drinking water (max. 20 m³/h) and sewage system (max. 3 m³/h), needs to be completely replaced.
  • An integral part of the area is a thermal well, and efforts are underway to clarify its legal status.
